Dubai · Ejari & Tenancy Contracts done in 24 hours
RERA-licensed Deluxe Homes Real Estate Brokers files your Ejari via the DLD Dubai REST channel — your 12-digit Ejari number lands inside 24 hours, ready for DEWA activation.
Service delivered by Deluxe Homes Real Estate Brokers LLC. Dubai team · Ejari filing via DLD · DEWA connection coordinated.
The problem we solve
Ejari is the only legally recognised tenancy registration in Dubai. Without it, DEWA won't connect electricity or water, GDRFA won't process visa renewals, schools won't accept enrolment, and the Rental Dispute Center won't hear your case. The fee is small (AED 220), but the chore — queueing at a typing centre with three different photocopied documents — is one most landlords would rather skip.
We file your Ejari via the DLD Dubai REST app within 24 hours of you sending us the documents. You get a 12-digit Ejari number by email, ready to forward to DEWA. No queues, no typing centre, no chasing.
Everything in scope
Document collection by WhatsApp
You photograph the documents on your phone and send them to us. We don't need you to scan, courier, or visit anyone.
Form completion + queue handling
We complete the registration form correctly the first time — wrong field entries are the #1 reason filings get rejected. We handle the queue or the portal upload on your behalf.
Fee receipt + digital confirmation emailed to you
You get the registration number (Ejari / Tawtheeq / Tasdeeq / Municipality reference) plus the fee receipt, both PDF, ready to forward to your utility provider, school, or visa processor.
Utility-activation handoff
We coordinate with DEWA / ADDC / SEWA / FEWA on your behalf so the electricity-water connection follows the registration without a second appointment.
Renewal reminders 90 days out
We track the registration's expiry and remind you 90 days before renewal — so you don't get caught with a lapsed registration when the next visa renewal or rent-cap calculation lands.
Onboard in four simple steps
Send us your documents on WhatsApp
Title deed copy, landlord Emirates ID + passport, tenant Emirates ID + passport + visa, signed tenancy contract, utility premise number, security-deposit receipt. We have a checklist we send on first contact.
We pre-check the file for completeness
Wrong field entries and missing pages are the most common rejection reasons. We catch them before submission — saves you a second filing fee and a second trip.
We file via the right channel for your emirate
Dubai REST app for Ejari, TAMM portal for Tawtheeq, Sharjah Municipality in person for Tasdeeq, RAK / Ajman / Fujairah / UAQ Municipality counters elsewhere.
Registration number + receipt delivered by email
Same-day or next-day for portal-based emirates (Dubai, Abu Dhabi); 2–3 working days for in-person filings. You forward the PDF to your utility provider, school, or visa processor.
Dubai-specific notes
Dubai's Ejari system runs through the Dubai Land Department. There are three filing channels: the DLD Dubai REST app (digital, fastest), the Ejari typing centres scattered across the emirate, and the in-person DLD office in Deira. We file via the REST app on your behalf, which is the fastest and most-reliable channel — most filings clear in under 24 hours.
Once the 12-digit Ejari number issues, DEWA activates the premise on production of the Ejari plus the tenant's Emirates ID. We coordinate the DEWA application as part of the service so the electricity and water go live the same day as utility-team availability.
Official fee plus our service fee — nothing hidden.
Official fee (paid to the regulator): AED 220 in Dubai for Ejari, free in Abu Dhabi for Tawtheeq, AED 200 in Sharjah, varies by Municipality elsewhere.
Our service fee: AED 199 for filing, including document pre-check and utility-activation handoff. Bundled discount if you're also on our long-term-management contract — included free.
One clear fee. No surprises.
We publish how we charge because most don't. Your exact rate is confirmed in a written proposal — never buried in fine print.
Industry-standard model — billed monthly out of rent collected. Predictable, scales with the rent.
- No onboarding or setup fee
- Tenant-sourcing commission paid by the tenant
- Maintenance only with your approval
Better economics on higher-rent properties — your fee doesn't balloon when the rent goes up.
- One all-inclusive package
- Ideal for multi-unit landlords
- Full Prokeep maintenance coordination
Everything you'd want to ask
Dubai Ejari: 24 hours via the DLD Dubai REST app once documents are complete. Abu Dhabi Tawtheeq: 3–7 days via TAMM. Sharjah Tasdeeq: 2–3 working days in person at Sharjah Municipality. Northern Emirates (RAK, Ajman, Fujairah, UAQ): typically same-day or next-day at the Municipality counter.
Yes — we file on your behalf using a Power of Attorney notarised at any UAE embassy. Once the PoA is on file, you don't need to be in the country for the registration, renewal, or utility transfer.
In Dubai, an unregistered Ejari blocks DEWA connection, visa renewals, school enrolment, and any case filing at the Rental Dispute Center. Penalty for late registration starts at AED 1,000 plus daily accrual. Other emirates have similar utility-blocking and lower direct penalties, but the utility block alone forces compliance.
Yes — the GDRFA visa-renewal process requires a valid tenancy registration as proof of residence. Without it, your visa renewal won't process, and dependent visas won't issue either.
The same duration as the underlying tenancy contract — typically 12 months. Renewal must be filed within 60 days of the new contract date to avoid a lapse-and-reactivation step.
Title deed copy (landlord), landlord Emirates ID + passport, tenant Emirates ID + passport + current UAE visa page, signed tenancy contract (both parties' signatures), utility provider premise number, and the security-deposit receipt. We send the full checklist on first contact with format notes for each document.
Yes — renewal filings are quicker because most of the data carries forward. We re-file the contract with the new dates and rent figure, recalculate any applicable rent-cap, and re-issue the registration number for the new term. Done in 24–48 hours.
The official Ejari registration fee is AED 220, plus AED 10 knowledge dirham + AED 10 innovation dirham — total AED 240 paid to DLD. Our service fee on top is AED 199 for filing including document pre-check and DEWA handoff. Bundled free if you're on our long-term-management contract.
Yes — via the DLD Dubai REST app, with the right documents. You can do it yourself if you're comfortable with the form fields (wrong entries cause rejections) and have a UAE Pass login. We do it on your behalf via the same channel — same speed, none of the back-and-forth on rejected submissions.
No — 'virtual Ejari' is the same legal document, filed through the digital DLD REST channel rather than at a typing centre. The 12-digit Ejari number it issues is identical, accepted everywhere by DEWA, GDRFA and the RDC.
