Most new-build properties in the UAE come with hundreds of defects at handover — paint touch-ups, joinery alignment, plumbing leaks not yet visible, electrical points that don't carry current, AC zones that don't balance. Your developer's defects-liability period (DLP) typically gives you 12 months to get them fixed at no cost — but only if you document them properly, in a format the developer accepts.
We do that documentation: a photographic, severity-graded, room-by-room defect report your developer can act on, delivered inside 48 hours of the inspection. Engineer-led, calibrated instruments, no missed defects.

Paint, tile alignment, grout, joinery, doors, locks, hinges, skirting. Every visible defect photographed with annotations and a severity grade (critical / major / minor).
MEP (mechanical, electrical, plumbing) testing
Every electrical point tested for current. Breaker panel mapped and load-tested. Plumbing pressure-tested. Hot-water arrival time and temperature checked. Drains tested for flow. AC zones balance-checked.
Kitchen & wardrobe joinery audit
Cabinet alignment, soft-close action, drawer runner glide, hinge tension, panel finish. White-goods function-tested if supplied by the developer.
Bathroom audit
Silicon condition, water-temperature mixer balance, sanitaryware seating, drainage flow, mirror mount, exhaust-fan function.
Structural & exterior
Wall, floor, and ceiling crack inspection. Balcony rail security and finish. Window seal integrity. Exterior + garden inspection where applicable.

Dubai-specific notes
Dubai handovers dominate our schedule. We slot you within 5 days of your developer's handover date and know each major developer's DLP rectification SLA — Emaar typically rectifies within 30 days of report submission, Damac and Nakheel run on slightly longer cycles, Sobha and Meraas on tighter MEP rectification. We submit your report in the format each developer prefers, which speeds the rectification round.
Dubai's off-plan property registration also flows through OQOOD and ultimately the DLD title-deed handover — we don't handle the registration itself but we time the inspection around it.

A pre- or post-handover inspection of a new-build property, designed to identify and document every defect — finishes, fixtures, MEP (mechanical, electrical, plumbing), joinery, structural — before the developer's defects-liability period expires. The output is a photo-annotated, severity-graded report that the developer can rectify under warranty.
Yes — even the most reputable Dubai and Abu Dhabi developers hand over with 80–200 defects per villa on average. Most are cosmetic or minor; some are MEP issues that won't show until you've moved in (a leak behind a wall, an electrical point that doesn't carry current, an AC zone that doesn't balance). A snagging report ensures you've documented everything inside the developer's warranty window.
Ideally before you accept handover (so you sign-off with the defect list attached). Failing that, within the first 30 days post-handover — the longer you wait, the harder it gets to attribute defects to the developer vs. wear-and-tear. End-of-DLP inspection (around month 11) is the second-most-useful window.

Under the standard 12-month defects-liability period (DLP), the developer is contractually obligated to rectify all defects in the report at no cost — provided the defects are within the DLP scope (not accidental damage or normal wear). Most reputable Dubai developers rectify the full list; some take more chasing. We can attend the rectification re-inspection as an add-on to verify the work was actually done.
Studio / 1BR: 2–3 hours. 2BR: 3–4 hours. 3BR: 4–5 hours. Villa: 4–8 hours, occasionally split over two days for very large villas. Report follows within 48 hours.
Inside the 12-month DLP, you can submit additional defects to the developer at any time. We offer a mid-DLP follow-up service for properties where defects continue to surface (commonly the case for plumbing and AC issues that only show seasonally).
Yes — re-inspection add-on at AED 399. We verify each defect on the original report was actually rectified, document any work that wasn't completed, and issue a re-submission report for the developer if needed.
